The Best Time To Buy Land
If you're just entering the land investing niche or the real estate niche, you probably have a ton of questions. I received one today that’s a pretty good question, especially when you’re first starting. I’m going to break down when is the best time to sell raw land. We’ll get in-depth here, and I’ll give you some great tips and strategies to use anytime. So when is the best time to sell raw land? Well, the quick answer is—all the time! You get a great deal, flip it and get those profits. However, there are times that are better for promoting deals. So you need to know when people are hungry to buy cheap, off-grid land.
Chaos Is Good For Business
So let's get into this here. I've been in the land investment game for about five years now and in the real estate game successfully since 2008. I’ve noticed in recent times, since 2020, when all the chaos began, land sells incredibly well in times of volatility and when people are paranoid. I don't know why, but my gut tells me it's because land is a safe, secure asset that people want to park their money in. If needed, they could go live on it, go off-grid for a little bit, and let the smoke settle. They could plant crops, bring in animals; they could live off the land. When times are chaos-filled, land sells like crazy. So let's go back to a few years ago when all the chaos started with the shutdowns and everything. My land investment business exploded! I couldn't believe it. I thought everything would come crashing down, and people were going to hold on to their money for dear life and just stretch it out as far as they could. But no, people wanted off-grid properties more than anything just to have peace of mind. They liked knowing they owned an asset that they could disappear to or farm and raise animals. It was a form of security; it was a place where they could park money and feel comfortable. Now we rode this wave for a long stretch. For me, it was up until 2021, the third and fourth quarter, when things started to slow down.
Build A Presence
We are still selling properties, but nothing like the past year and a half. Now partially, that was my fault for not promoting hard enough. Going into the beginning of the year, I was working on some other projects. But now, with the Federal Reserve upping interest rates, people are turning back to land again. When times are filled with chaos, properties sell much faster. So how are you going to keep up and build your business? First, you have to create evergreen content so people can find you to buy your properties. Personally, I love YouTube, and I promote there a lot. But many people are better on Instagram, Facebook, Snapchat, or TikTok, whatever your go-to platform is. You need to show up consistently and build a presence on a platform so people can find you at all times. Then, when extreme volatility kicks off, they know you're the land person on TikTok, and they're going to hit your links and buy your properties.
Work On Your Advertising Game
Second, you need to be advertising regularly on all the land investment platforms. These are places like LandFlip, LandWatch, and Land And Farm. I'm not saying which one to jump to specifically, but have a presence on at least one. You could work that with your social presence as well. For example, if you placed ads on LandFlip, you could list your properties and show pictures of them. Then you could create a YouTube video and embed that in the listing. Then you could promote your ad within LandFlip. It's going to bring you a bunch of traffic. People will see your listing, and they’ll check out your video. When they click on your video, it triggers the algorithm on YouTube, and your views go crazy. This, in turn, is creating more traffic and energy on both platforms. So use them hand in hand. Start creating content and keep people thinking about you so they want to buy from you.
Focus On Content
Now, even if you have nothing to sell, create content about properties you will be acquiring. That way, people know you're the go-to in that area. So if you're looking to sell properties in Florida, you could make videos like “Five Reasons to Invest in Florida” or “Five Reasons Florida Land is Going Up in Value.” You want to create content that people will search for, and you want to sell properties within those videos. Then when you run out of inventory, keep sharing good content so you're the go-to person. When times are slow, you can double down on your content. It can be depressing when land isn’t selling, and things slow down. If it feels like things aren’t working—that's when you got to hit the gas, do more videos, and put out more promotions. Scrape up a bit of change, even if money's tight. This is assuming you're eating and able to pay your bills and all that. Put what you can into your advertising and get more eyeballs on your properties and content. That way, when the market shifts back over, boom, you're in front of everybody's eyes, and they’ll start buying from you again.
Wrapping Up
So, in short, never stop promoting, never stop advertising, never stop creating great content, and never stop connecting with people. When times are bad, you're still going to be the primary individual selling deals. When times are great, and properties are selling like crazy, you’ll be the person selling out all your inventory. Then you connect with other investors, move their inventory for them if you have nothing else, and get a commission on all their deals. But just remember, bad news in the marketplace is excellent news in the land business. It’s crazy, but that's what I’ve noticed over the past two years. So take advantage and remember there's always going to be some crazy news headline out there in the marketplace, so don't think you missed the boat. Sometimes drama in the world makes people nervous, and they're going to want to buy land for security again. This is just how the news works and how the world works, and you can take advantage of these volatile situations.
